In the event that less than seventy percent (70%) of the total inline gross leasable area of the Shopping Center (excluding anchor pads) is occupied and open for business for a continuous period of sixty (60) or more days, Tenant shall have the right to pay, in lieu of the Minimum Rent otherwise due hereunder, an amount equal to five percent (5%) of Tenant's Gross Sales for the applicable period ("Percentage Rent Only"). Should such condition continue uncured for a period of twelve (12) consecutive months following written notice by Tenant, Tenant shall have the right to terminate this Lease upon sixty (60) days' written notice.

Tenant's obligation to pay Minimum Rent is conditioned upon at least two (2) of the three (3) following anchor tenants ("Required Anchors") operating and open for business to the public in the Shopping Center: Macy's, Sears, JCPenney. In the event fewer than two (2) Required Anchors are operating, Tenant may, upon written notice to Landlord, elect to pay Percentage Rent Only (six percent (6%) of Gross Sales) in lieu of Minimum Rent for so long as such condition continues. If such condition is not cured within one hundred eighty (180) days of Tenant's written notice, Tenant may terminate this Lease upon sixty (60) days' additional written notice to Landlord.
